Why DGT

Colombian law moves at its own pace. We move at yours. We read every clause, check every title and tell you exactly where you stand, in plain words, before you sign. No fine print we have not explained. No surprises on the invoice. Just the next step, already in motion.

What we do

One firm for every step you take in Colombia.

Choose where you are starting. We handle what comes next.

01 / 04 · Before you buy

Get set up right

The steps that make everything after them easy, and that cost a lot to fix later.

  • Foreign investment registration with Banco de la República, so you can take your money out later
  • Colombian company (SAS) formation, if you invest through one
  • Tax ID (RUT) and the paperwork banks ask for
  • Power of attorney, so you can buy without flying in

Outside Medellín too: we work with clients in towns across Antioquia.

How we work

Three steps. No surprises.

Built for clients in another time zone: video calls, shared documents and updates on WhatsApp, so distance never slows your case down.

Questions investors ask

Straight answers.

General information, not legal advice for your specific case.

01Can a foreigner buy property in Colombia?

Yes. Foreigners can buy property in Colombia with the same rights as Colombians, in their own name or through a company. What matters is how the money comes in: it should enter through the formal exchange market and be registered as foreign investment, or taking it out later gets difficult.

02Do I need to be in Colombia to buy?

No. You can sign a power of attorney abroad, apostilled or at a Colombian consulate, and we act on your behalf at the notary. You can visit once to see the property, or not at all.

03How do I know the title is clean?

We run a title study: the certificado de tradición y libertad and the property’s history, liens, mortgages, pending lawsuits, unfinished successions and construction licenses. You get a written summary before you sign the promesa de compraventa.

04Should I buy in my own name or through a company?

It depends on your plans: rentals, how many properties, how you will sell or pass them on, and how your home country taxes the income. We walk you through both options before you decide, and coordinate with your accountant at home.

05What happens to my property in Colombia if I die?

Transferring it to your heirs requires a succession process in Colombia, even if you have a will at home. Planning ahead makes that faster and cheaper for your family. When the heirs agree, a succession can be handled at a notary instead of in court.

06How much do you charge?

We quote a fixed fee, in writing, before we start, so you know the full cost of each step up front. No hourly billing surprises.

07Do you work in English?

Yes. Your first meeting can be in English with Sebastián, and we write to you in English. Official Colombian documents are in Spanish; we explain every one of them.

08How fast do you reply?

Within one business day, by WhatsApp or email.
